Brampton Roof: The Hidden Vent Problem

Project Details:

  • Location: Royce Ave, Brampton

  • Duration: 3 days (in winter)

  • Roof Area: 1,500 sq. ft.

  • Material: ThyssenKrupp 26-gauge G90 galvanized steel

  • Design: Monterey Metal Tile

  • Color: Mocha Brown

  • Cost: 9,000–11,000 CAD

Project Overview

Initially, what presented itself as issues with water leaks on the rooftop in this Brampton property was discovered upon installation to actually be an underlying condition related to ventilation. We learned that the bathroom vent was adding moisture into the roof during installation, and strengthening that area fixed the problem at its core.

Project Challenges

The challenge the MROOF Team faced included the cold winter weather, resulting in snowy days that affected the installation schedule, and the discovery of the bathroom vent not being connected to the interior foil ducts, resulting in warm air entering the attic and creating moisture buildup.

Installation Process

Stage 2: Double Strapping System

We installed double wood strapping across the entire roof area according to our MROOF technology, creating a strong, ventilated foundation for the metal panels.

Stage 1: Hidden Issue Resolved

In the course of preparing the roof for the metal installation, as well as completing the waterproofing membrane application process, we found the bathroom ventilation outlet to be separated from the interior foil duct. In order to proceed with the next step, we fixed the ventilation.

Stage 3: Metal Panel Installation

With the structure properly prepared, we began installing the metal roofing panels, ensuring precise alignment and secure fastening throughout.

State 4: Final Protection Details

To finalize the installation, we added snow stops and completed all finishing details, ensuring controlled snow retention, added safety, and long-term roof performance.

Results

In the end, the roof was completed properly and to a high standard. The leaks are gone, the ventilation issue is fixed, and the homeowner now has a strong, reliable metal roof they can count on for years - and the peace of mind that the real problem was actually solved.
