Project Overview
Years of aging shingles and water issues led two homeowners on Lester Avenue to invest in a modern metal roof for their duplex. Their old shingles, which had been in place for over 20 years, were peeling and curling, especially on the sunny side. This upgrade not only replaced the worn roofing but also included adjustments to the gutters and downspouts, delivering a sleek, durable solution that will protect the property and enhance its appeal for years to come.
Project Challenges
The primary challenge was ensuring wildlife-proofing for the duplex roof, as the area was home to bats and raccoons. Installing a protective metal mesh over the ridge ventilation was critical to prevent entry while maintaining proper airflow. Additionally, the four-sloped design required precise flashing and sealing to ensure a watertight connection and effective drainage into the updated gutters.
Installation Process
Stage 1: Wood Strapping and Roof Preparation
We started by installing wood strapping over the existing shingles to create a sturdy base for the metal roof. To address wildlife concerns, a metal mesh was added over the ridge ventilation, providing extra protection against bats and raccoons while maintaining proper airflow.
Stage 2: Flashing Installation
Next, metal flashings were carefully installed around the house’s perimeter to ensure water drained efficiently into the gutters. This step was critical for creating a watertight seal and preparing the structure for the metal panel installation.
Stage 3: Metal Panel Installation
Black metal panels were installed starting at the bottom of the roof and overlapped from right to left for a secure fit. This technique provided superior protection against water leakage. The sleek, uniform look of the black panels enhanced the roof’s durability and modern aesthetic
Stage 4: Final Touches and Customization
To complete the project, we installed ridge caps, snow guards, and chimney flashings for added durability and weather protection. Gaskets were placed on vent outlets, and gutters were replaced on one side of the duplex. Additionally, metal panels were installed on the entrance awning, ensuring a cohesive and polished finish.
